Residential Ground Up Construction Financing: 

90% Loan to Cost up to 70% of the After Completed Value

  • Residential 1 to 4 Units only. 
  • Close in 14 days or less. 
  • 1 Year Term with a 6 Month Extension Option 
  • Rates and Origination Fees are determined by your Experience, Credit, Capital Reserves, and the Location of the project. 
  • Interest Rates starting from 7.25%  to 11.75% 
  • Origination Fees from 2.5% to 3.5%


  • Important Details: 

    1. Sponsorship must contribute 10% / 20% of the cost of the project. 
    2. Project Cost is determined by purchase price, plus construction costs, plus some soft costs. 
    3. Sponsorship must have 6 months reserves on the new proposed mortgage. 
    4. Sponsorship must have 10% / 20 of the construction budget as a reserve. 
    5. Reserves do not come into the transaction. 
    6. Loan Amount may not exceed 90% of the Project Cost or 70% of the after completed value. 
    7. No experience is required, but Sponsors with more experience receive discounted rates and origination fees. 
    8. Sponsors must pay 1 year of Property Taxes and 1 Year of Builder’s Risk Insurance at closing of Escrow.
